Staff, I just wanted to express my gratitude to the winter weather crew. First of all, I was very thankful to find that the parking lot had been cleared when I went to use my car today. It is nice to be able to get out of the lot without getting stuck. Second, you guys are always prompt and do the best job of clearing and salting the sidewalk after a snow. I only wish other landlords on campus did as good a job as you. Thanks again.

I throughly enjoyed living at Illini Manor this past year.
Illini Manor was recommended to me by a friend who lived there for 2 years - and she was
right when she said it was a great place to live. I appreciated the clean hallways and
quite atmosphere. My maintenance requests were always promptly attended to, thanks to
Tracy. And Cindy, you were always so kind to me in the office. I doubt there is a better
apartment value in all of C-U.

You are all doing a phenomenal job. I haven't ever experienced such kind, understanding,
expedient management anywhere I've ever lived. Cindy is one of the nicest people I've
ever met, Tracy is a stand-up guy, and everyone else I had dealings with regarding my
apartment was just as great. I enjoyed living there and think it is ideally suited to

This is probably the best apartment I've lived in.
- It's cheap
- The management is super-attentive
- It's clean
- The building is relatively new and things actually work and are kept working,
- On-site laundry
- It's close to campus
- The management is concerned about selecting tenants who are quiet--a huge plus for me. For grad school this has been a very good deal.

Dear Prospective Illini Manor Tenants,
Illini Manor is a hidden gem in Campustown. With an awesome location, utilities included
and contentious management its the best value for a student wanting an apartment more
private and quiet than the campus dorms. By having my own place I could study more
effectively and cook something better than the cafeteria could provide. Anytime I need
maintenance the building engineer is there within the day or next. I liked that there is
a resident manager,too, for problems after office hours. When I was searching for a new place to live, I stopped looking as soon as I found Illini Manor. It is hands down the most affordable, convenient and student-friendly place in Campustown. |

I've lived at Illini Manor for just about a full year now and I
really do enjoy the benefits it has to offer. First, the place is quiet...especially on
the sixth floor where I live. If you're just coming out of a dorm, Illini Manor is a great
transition...a place where you can actually study. You can get an Illini Manor apartment
(comparable to a 'single' at most dorms) for less than what public & private dorms charge for a double.
I checked with the tenant union before signing my lease, and Illini Manor is the only place that had zero complaints in the last 5 years. The staff have always been very kind, curteous, and expedient in helping me whenever I had an question or needed maintenance. I've found this place to be a quiet, convenient, low-cost, and friendly service place to live. |

I'll still be living here in the fall and I think that shows
the great experience I've had so far. My biggest concern was the condition of the
apartment when moving-in and that ended up being just fine. All maintenance requests
are taken care of in a timely manner and the apartment upkeep in terms of modernizing
things is good. I've had a great experience and I thank you all for that. |

In general I am very satisfied with the apartment and the service
of the management. The apartment is a great value, given the location. I liked the way
payments are scheduled because, as a graduate assistant, it helps a lot with budgeting

I rented through Illini Manor for two years and was always very
pleased with their service. Because they are one of the smaller property management
companies in town, they are able to offer more personalized service. The office manager
recognized me when I went to the office or when I called on the phone. They were also
very flexible and wiling to help meet my specialized apartment needs. For example, I
needed an apartment from June to June and they not only changed the lease from an August
move in date, but they held an apartment for me while I looked around at other places and compared prices.
I also found their policies to be extremely fair. I was never charged a late fee if I accidentally forgot to send my check at the beginning of the month. They were also extremely reasonable and honest when it came to returning my security deposit and assessing any cleaning fees.
