Luxury Three Bedroom Apartmnets
Charmor Apartments has very spacious, fuly furnished, three bedoom apartments
The apartments feature huge closets with lots storage space, central air conditioning,
central vacuum units, built-in entertainment center, dishwasher, microwave, telephone jacks
in every room, internet connections in every bedroom and the living room, and laundry
facilities in the basement.
The building was designed and constructed with durability and maintainability in mind.
The walls between units, floors and ceilings are all constructed of concrete
and masonry.
This design affords the residents sound protection, unheard of in current
campus apartment
construction. It also provides fire protection such that if any apart-
ment should ever have
a fire, it would likely be contained to that unit.
Well-designed and attentively managed for the serious student, Charmor enjoys one
of the best reputations on campus. We cater to the students who sincerely desire to
concentrate on their scholastic goals. More emphatically, Charmor is NOT a party building.

Better than New!
The bedrooms have custom made night stands, dressers, and large spacious desks.
The kitchens are modern with built-in dishwashers and microwaves and
lots of cabinet space.
Even a pantry is provided to ensure ample storage. A custom
designed entertainment center is
built into the living room wall. It is wired for cable TV,
telephone, interrnet, and electricity
and has attractive hidden valance lighting, which is
conveniently operated by a wall switch.
Telephone
The apartments are wired for telephone lines: each bedroom has its own telephone jack. The living room has
two jacks and even the bathroom is wired. All extensions can use the
same line, or the
telephone company can provide up to 4 separate lines (phone numbers) for each apartment.
High Speed InternetWired
We are extremely pleased to offer high speed internet access to our residents at no additional cost. Every
apartment is wired
for internet. There is a connection in the living room and each bedroom. Tenants can now
connect to the U of I connection
and the Internet through our local service.
Utilities
Unlike most 3-bedroom apartments on campus, we include most utilities. This makes
it difficult
to compare rental rates with our competition, but we are confident that we
offer a much better
value. At Charmor Apartments, we include heat, water, hot water, trash
removal, and Sewer and
Sanitary District Fees, as well as, 70 channels of cable and internet. We do not charge any
of these back to the tenants as
many landlords do. Our residents are only responsible for
a relatively low electric bill in
addition to phone service.
Heating System
The heat system is hot water baseborad and this has many advantages. First and fore-
most heat
is provided by the landlord. Tenants have total control of the temperature in
the apartment,
just by setting a wall thermostat. The thermostat controls the flow of hot
water around the
apartment, which is a very quiet and even method of heating. No
noisy fans to blow dust, rumble,
or squeak.
Central Vacuum
This is a feature usually only found in luxury, single family homes. Charmor, however,
has
had a central vacuum since it was built. The vacuum hose and attachments are
stored in the
apartment's broom closet. Just plug into the wall to turn it on. The hose
should reach
everywhere in the apartment.
Parking
We own and operate a small parking area located right behind the building. Each space is
individually numbered and marked as private parking and a towing service is employed
to promptly
remove trespassing cars (at the space renter's discretion). The spaces are rented to our
residents, on separate contracts, on a first requested-first served basis.
Lease
12 month Lease: August 18, 2008 - August 10, 2009
9 month Lease: August 18, 2008 - May 20, 2009
We have some of the most affordable rental rates on campus and offer an exceptional value for
your rental dollar. Our 12 month lease begins mid-August and runs through
the middle of the
next August. On the 12 month lease, you make higher payments with
your last rent payment being
in May. Therefore, you have already prepaid your summer
months. Your Advanced Rent on this
lease helps to cover the summer when you have no
payments. It is designed to budget or amortize
the summer rent over the first 9 1/2 months
of the lease.
Charmor also has a limited number of 9 month leases. This lease runs from mid-August to
the end of May. On this payment plan, in addition to your advanced rent, you make a
payment
every month that you are here for a total of 11 payments. Your Advance Rent
applies to each
and every month of your lease. It helps to make up the difference between
your lease rate and
your actual rent payments.
