Efficiency, One Bedroom, and Two Bedroom Apartments
Chalmers Manor has fully furnished Efficiency, One Bedroom, and Two Bedroom
apartments. It was
designed, built, and managed for the serious student. The building
was designed with few common
walls. All common walls are 8" thick and are insulated
and double studded for sound control.
The building was also designed with spacious
floor plans and huge closets with lots of storage.
All of the apartments have wall air
conditioners.
Security and Safety
Chalmers Manor is a secured building which is locked 24 hours a day. A security entry
system
controls access to the building and allows tenants with telephone service while in
their
apartments, to communicate with visitors or deliveries at the front door. At their
discretion,
they can admit them to the building by dialing a one digit code on their
telephone. All of the
apartment doors are constructed of steel with steel frames and
jambs. A high-quality deadbolt
lock adds further security. Each door is also equipped
with a wide-angle peephole which allows
the tenant to see who is knocking.
Quiet Study Environment
Chalmers Manor is a quiet building, which is traditionally catered to grad students and
academically
oriented undergrads. Very bluntly, we try to avoid renting to students who
play their stereos
loudly, have noisy friends, or host large or loud parties -- Chalmers
Manor is not the building for
them. On the other hand, we welcome those who will
contribute to the quiet and mature study
environment of Chalmers Manor. Therefore,
our residents are generally more mature and better
neighbors than you'll find elsewhere
on campus.
Internet Wired
We are extremely pleased to offer a high speed internet connection. Every
apartment is wired
for internet connection. Tenants can now
connect to Internet and the U of I connection through our FREE local service.
Utilities
Chalmers Manor provides heat, water, sanitary, and trash removal. Adding all of these
together
they would average more than $50.00 per month. We do not charge any of
these back to the tenants
as many landlords do. Our residents are only responsible for
a relatively low electric bill.
Heating System
The heat system is hot water baseborad and this has many advantages. First and fore-
most heat
is provided by the landlord. Tenants have total control of the temperature in
the apartment,
just by setting a wall thermostat. The thermostat controls the flow of hot
water around the
apartment, which is a very quiet and even method of heating. No
noisy fans to blow dust, rumble,
or squeak.
Laundry
The laundry room is available for Chalmers Manor residents in the basement. Two
washers and
two dryers adequately serve the building's demand. The laundry door is
kept locked (the
tenant's apt. key will open it) for added security. Also located in our
laundry room are
several vacuums the tenants may check out to use in their apartments.
Since we do have a
limited number of vacuums, there is a 15 minute time limit.
Parking
We own and operate a small parking area right behind the building. Each space is
individually
numbered and marked as private parking and a towing service is employed
to promptly remove
trespassing cars (at the space renter's discretion). The spaces are
rented to our residents,
on separate 12 month contracts, on a first requested-first served basis.
Lease
12 month Lease: August 18, 2008 - August 11, 2009
9 month Lease: August 18, 2008 - May 20, 2009
The 12 month lease utilizes a payment plan where all of the rent is collected in eleven
equal payments. The first payment is collected when the lease is signed, in addition to
an affordable security deposit of just $175. The remaining ten payments are collected on
the first of each month beginning in August. The final payment, therefore, is due on
May first.
This effectively budgets the summer rent over the first nine months. This has been
especially
attractive to graduate students with assistantships, those who are not sure of
their summer
plans, or those who may plan to sublease.
